Terms and Conditions
All offers and bookings are subject to availability. The person making the booking must be 18 years of age or over at the time of booking. This person will be deemed the party leader and therefore responsible for all of the rest of the party, and also for all other aspects of the booking, including payment and any shortfalls of any monies due, either during the booking or after the event.
30% of the total cost of your holiday is payable as a deposit at the time of booking. We will hold a cottage booking for 48 hours without a deposit, after which your booking will be automatically cancelled. On receipt of deposit we will send you confirmation showing your booking details and the balance of your holiday cost. When you receive your confirmation, you must check all details and inform us immediately if anything is incorrect. The balance payment is due eight weeks before the start date of your holiday. On receipt of this payment we will send you additional information and directions. For bookings made within eight weeks of arrival the full cost of your holiday is due at the time of booking. Any all single sex parties and or business bookings, must be declared and specifically agreed with us prior to a booking being confirmed.
Arrival and Departure
Your cottage is available to you after 4pm on the day of arrival and check out is no later than 10am on the day of departure. Please advise us if you are arriving after 6pm so that alternative arrangements to meet you can be made. Outside the main season and for winter short breaks, we may be able to arrange varying times with you.
Number of persons using the property
No more than the stated maximum occupancy level of any cottage may be exceeded at any time during the booking. A cot sleeping infant, under the age of 2 on arrival, may be an additional person and will share their parents’ room. We reserve the right to refuse to hand over to you, or repossess the property if the number is exceeded and will treat these circumstances as a cancellation by you. We do not permit visitors on site. The cottages, facilities and grounds are for the sole use of guests named on the booking form. We do not have additional parking for any persons other than those persons booked into Cwm Connell.
We regret that we cannot accept puppys or dogs under the age of 6 months. All dogs visiting our cottages must be toilet trained and not prone to indoor accidents. All visiting dogs must be non agressive. We request that you keep your dog on a leash whilst using the public areas in and around the cottage grounds. We have a four acre paddock next to the cottages where visiting dogs are welcome to run around off the leash. Dogs are not permitted in bedrooms. We ask that if dogs use the furniture that you bring extra throws for protection. Please remove and dispose of your dogs poo respectfully. Please don’t leave your dog unattended in the cottage for long periods of time. We are happy to advise on dog friendly restaurants/pubs, beaches and walks and we provide a folder of information on where you and your dog can experience a great holiday in Wales. You are welcome to leave your dog in the cottage for up to three hours to enable you to dine out or visit non dog friendly premises, but only on the understanding that your dog is also happy with this arrangement. We offer dog sitting to enable you to have days out, please contact us for details.
Care of Property, Breakages and Damage
We ask that care is taken with the property, both the cottage you rent and anything else on the premises. If accidental damage of a minor nature should occur, you will not normally be charged, but the party leader will be liable for damages not classified as such. Your cottage will have been thoroughly cleaned and inspected before you arrive. You agree to keep the accommodation clean and tidy and leave the property in a similar condition. We reserve the right to refuse to hand over to you, or to repossess, the accommodation if we reasonably believe that any damage is likely to be caused by you or your party or can repossess the accommodation if damage has been caused. These circumstances will be treated as a cancellation by you.
Maintenance and Repairs
You must allow us the right of entry to the property at all reasonable times, for the purposes of inspection or to carry out necessary repairs or maintenance.
Hot tub and Sauna
The hot tub is monitored and tested daily. Whilst we do our utmost to ensure the hot tub and sauna are not out of service during your stay, there may be times when it is necessary to empty and clean the hot tub. We do not offer a refund if the hot tub is not accessible to you during your holiday with us.
Our Spa Facility is shared and operated with a booking system. Each cottage can book to use the facility at the beginning of each day, for exclusive use, two hours per day.
Children under the age of 4 years are not permitted to use the spa facility.
Children under the age of 14 years must be accompanied by an adult at all times.
We ask our guests to take the time to read and familiarise themselves with the health & safety conditions before using the spa area, these are provided in your cottage information folder and in the spa facility.
We have made every effort to ensure that your holiday is enjoyable and trouble free. If you do have a complaint or problem, please let us know immediately, so that we may be given the opportunity to rectify and correct the situation as soon as possible. Any complaints or problems encountered during your stay, and not reported at the time, will not be considered at a later date.

Cancellation and Insurance
All monies paid are non-refundable, unless we are able to re let the property. In such a case monies will be refunded less an administration fee of £50. We will refund the amount that we are able to re-let the cottage for, this may be less than paid, if the cottage has to be discounted to encourage a new booking.
We have all necessary third party and public liability insurance on the property. However your personal and travel insurance is not included, and we strongly advise you take out Personal Travel and Cancellation Insurance.
Matters beyond our control
You must take all necessary steps to safeguard your personal property and no liability to you is accepted in respect of damage to or loss of such property.
Any disputes you may have with us are dealt with by the Courts of Engalnd and Wales only.
We shall not be liable for changes, cancellations, or any other effect on your holiday due to events beyond our control (‘force majeure’) 06: 25
